We are registered with the Financial Services Authority. This is to ensure that clients get clear advice about every aspect of the mortgage itself and any other related issues. It also sets out minimum standards that mortgage lenders and intermediaries have to meet. This provides important protection for you, as your lender and your intermediary have to keep to the principles.

If the standards of the code are not met and you suffer as a result, you have the right to compensation under a compulsory Independent Complaints scheme.

How we work

If you're applying for a mortgage, finding the right deal is only the first step. It can take a while for your mortgage to reach completion. That's where our dedicated Sales Associates come in:

  • We'll assign a dedicated Sales Associate to work with your lender, solicitor and surveyor to manage the process right through to getting a satisfactory offer.
  • They'll chase up references, instruct your survey and be the central point of contact for your mortgage application.
  • They'll keep you updated every step of the way.

What you can expect

Below you'll find answers to some typical questions that show you the high standard of service you can expect from us.

How long does a mortgage take to reach completion?

Your mortgage process should go through three stages, which you'll see in the table below. How long each process takes depends on your lender and your circumstances, but here's an indication of the timescales:

* Please note that these timings are just an indication. Actual timings depend on the following:

  • Market conditions when you submit your application - if it is summer you'll often find the lenders are very busy and may take longer processing your application.
  • The particular circumstances of your application - if it requires additional processing, e.g. you have special lending circumstances, your case may take longer to process.
  • Your solicitor and their dedication to your case - after you've received your mortgage offer much of the progress of your application is up to your solicitor. We'll help as much as we can but we can't stress enough how vital it is you get a good solicitor.

How often will your Sales Associate contact you?

Your Sales Associate will do all they can to keep you fully informed by committing to the following:

  • Contacting you in the way you find most convenient - by phone, email or post.
  • Contacting you at least once a week to update you o n progress.
  • Giving you an estimated date for the next activity every time they contact you.
  • Answering any of your questions between 9.00am and 5.30pm Monday to Friday (or promising to get back to you by the end of the next working day if they aren't available when you call).

What if anything goes wrong?

Of course, with so many people involved, problems can occur from time to time during a mortgage application. We know what to expect - and how to prevent many problems occurring.

If something does crop up, rest assured we'll address it as quickly as possible so it doesn't hold things up more than it need to. And of course, we'll always keep you fully informed.
